Short sale marketing

Real estate agents market homes for sale in a number of ways. But what about a short sale? Is the marketing of a listing subject to a short sale different than the marketing efforts given to a regular listing?

The answer should be no.

The fact that the listing is being offered for sale subject to a short sale should not change the way the agent markets the home. With the seller's permission, information about the homes being sold as a short sale might be included in the marketing efforts but the rest of the marketing efforts should be the same. An agent will use a variety of marketing efforts including:

  • taking full advantage of the MLS comment fields to describe the best features and amenities the home has to offer.
  • advertising the home online including the agent's website, blogs and third party listing sites.

Anything less than fully marketing the home is in my opinion is doing the seller a disservice.
