Is the real estate market improving in Central Florida? 

When taking a look at the number of sold units to date it is interesting to see that the numbers for 2011 are similar to 2010 units sold for the same time period in Osceola and Orange County. The difference being just over 1,000 less homes sold this year.

With a reduced numbers of REO listings entering the market, short sale listings are attractive to buyers, however wait times for seller lender approval result in months of uncertainty for REALTORS, sellers and buyers.

We are seeing new homes and normal traditional listings benefiting from the REO/short sale situation discussed above.

The Central Florida real estate market's improvement will be helped by low interest rates and a healthy supply of affordable housing. The outlook for 2012 would be one of guarded optimism.
