Chinese drywall

There were a number of homes built during the Florida housing boom years that were built with defective drywall. This defective drywall is commonly referred to as Chinese Drywall. The effects of Chinese drywall include:

• Strong sulfur smell
• Air conditioning corrosion
• Electrical wiring corrosion
• Health issues

The Florida Association of Realtors has created an addendum that is included with the purchase agreement that address the Chinese drywall issue. Sellers are asked to disclose any knowledge they may have of Chinese drywall in the home and buyers are offered the opportunity to have any and all inspections they deem necessary to inspect for the defective drywall before closing on the home.

The Consumer Product Safety Commission cautions consumers against people selling test kits or defective drywall fixes.

Chinese drywall research is ongoing with State and Federal agencies. Make sure when buying a home your contract is contingent upon you receiving a seller's disclosure and having a detailed home inspection.
