Back up offers requested

It is not uncommon when buying a home today to be informed that the home is already under contract. The seller will instruct their listing agent to note in the multiple listing service that back up offers are requested. Back up offers may be requested because of a variety or reasons including:

• Concerns over the buyer's financing
• A longer than usual time between offer and closing date
• Prior fall thru transactions
• Inspection or appraisal concerns

Back up offers/contracts would be subject to the termination of an existing contract the seller has executed with a buyer. Buyers should put a time limit on the amount of time they are willing to leave their offer/contract as a back up.
