The FAR home purchase agreement contains a section that pertains to appliances and fixtures that a buyer would like for the seller to leave as part of the purchase price. These are listed in the contract to include built-in fixtures, furnishings and major appliances. The contract goes on to specifically mention appliances such as ranges, refrigerators, dishwashers, washers and dryers.
It is extremely important to make sure you have your real estate agent verify which appliances the seller intends to leave and then make sure your agent asks for those appliances by writing it into the contract. Just because the seller has an appliance or several appliances listed in the multiple listing information does not necessarily mean that those appliances will convey to a buyer. You must ask for them when writing the offer.
The multiple listing service lists several types of appliances being left by the seller that a buyer should look for. These include:
Compactor, convection oven, dishwasher, disposal, dryer, exhaust fan, freezer, gas appliances, hot water electric, hot water gas, kitchen reverse osmosis, microwave, microwave hood, oven, range, range hood, refrigerator, solar hot water owned, washer, water aerator owned, water filter owned, water softener owned, wine refrigeration.
Remember, if you see an appliance or fixture in the home you are considering buying and you would like the item to be part of the sale, ask for it!
