No doubt if you are a prospective home buyer in Florida you may feel, or have felt, this way. It is no secret that Florida homes are selling faster and for more money than ever before. When the searching home buyer looks in the weekly Sunday paper or various real estate advertising journals, they may see a home being advertised that matches their desired criteria. They quickly pick up the phone and dial the advertising Realtor’s phone number, their heart palpitating, their mind running the numbers through their head on how much over they may be willing to offer for this dreamy home, only to have it all come crashing down, yet again, as the Realtor informs them, “I’m sorry, this property has already sold”. “Why?” they exclaim to themselves, “How can this be happening time and time again? Are we just the unluckiest buyers to ever set foot into the real estate market with a pre-approved mortgage?”

The truth of the matter is, what seems like bad luck is just a result of an extremely hot Florida real estate market. Print media is a widely used and accepted way for Realtors to promote their listings and with good reason as a large number of buyers still use this outlet to search for real estate. However, in most cases a home that comes on the market will not show up in many of the newspapers or ad journals for 3 to 6 weeks depending on the real estate office advertising cycle. This leaves plenty of time for that home to receive an accepted offer or even close in some cases.

So what is a buyer to do?
